About this Project

74 Middlesex Ave., located in Somerville’s Assembly Row area, is part of the rapidly growing life science cluster within the community. The 465,000-square-foot mixed-used lab and office building additionally offers 27,000 square feet of retail space at its base and four levels of underground parking for 350 vehicles.

TG Gallagher contributed HVAC systems for the building’s core and shell, including HVAC hot water, chilled water, condenser water, heat recovery hot water, process condenser water, fuel oil piping, and ASHP-HV glycol piping. The team prefabricated mechanical penthouse piping and supports, piping risers, heat recovery, and 11 pump skids.

The 18-story building presented challenges due to tight site access and coordination with its existing utilities in place. This restricted access further complicated the process of rigging equipment to the penthouse and roof. To mitigate these issues, the TGG project, safety, and field teams coordinated a lift plan with the rigger, using a tower crane to sideload the penthouse equipment.

The project was completed on schedule, and TG Gallagher was awarded fit outs for the building.
